DIOSES MAYAN

NAL.

5 things to think about when buying real estate in Mexico

Are you looking for an affordable place to retire where you can realize the dream of luxury amenities and easy access to all of life's conveniences in a warm, exotic location? With miles upon miles of white sandy beaches, amazing Caribbean sunsets, eco-activities, the ancient Mayan culture and much more, it’s easy to see why the buying real estate in Riviera Maya is of the most sought after destinations in the world.

Here are our Top 5 things to think about when choosing to buy real estate in Riviera Maya courtesy of our partners in real estate, TAO Inspired Living:

Cost of Living
It is said that living in the Riviera Maya is around 40% less than in the U.S, Canada and Europe. Utilities such as water and gas can vary considerably depending on the use of the A/C. Local markets are filled with local organic fruits and veggies, both healthy and cheap, and if on the off chance you can’t find what you’re looking for, the big chain supermarkets will sure have it.
Homes in beautiful neighborhoods can typically be purchased for half the U.S. cost. Actual costs like these are possible but the relative luxury and feasibility will range from place to place.

Healthcare:
U.S. Medicare is not accepted in Mexico, but Americans and Canadians can purchase health care insurance from the national insurance program at about $300 a year. Many writers indicate they are pleased with the quality of Mexican healthcare. If you cannot speak fluent Spanish it is a good idea to bring a friend as interpreter however many hospitals in the Riviera Maya are bilingual. In Playa del Carmen there is an excellent Spanish hospital called Hospiten

Property:
Americans can purchase real estate in the Riviera Maya and pass it on to their heirs. Obviously it is a foreign country so one is well advised to hire a competent advisor to help negotiate any local difficulties.
Purchasing property in Mexico is very easy. There are several ways that a foreigner can purchase property in Mexico, and the easiest and most common one is through a Trust known as a “Fideicomiso”, and is similar to trusts set up in the United States and Canada.

Taxes:
Mexico has a value added tax. Property taxes are low relative to the U.S. residents who own a home in the U.S. and derive most of their income outside of Mexico will generally not have to pay Mexican income tax. But they might have to pay more taxes in connection with the sale of any real estate in the Riviera Maya.

Danger:
Mexico has a certain reputation as a dangerous place and in some cases it is well deserved, depending on where you live. Mexican law enforcement standards are probably different than most U.S. citizens expect. Many Americans choose to live in gated communities for this reason.

"Where the Sky Begins"...

What a lovely meaning for the Mayan words Sian Ka'an and also for the 1.3 million-acre Biosphere Reserve. A magical jungle reserve populated by jaguar, spider and howler monkeys, deer, tapirs, green and loggerhead sea turtles and much more including 900 species of flora and rare birds such as the great blue heron, the brown boby, toucans, egrets and aquatic birds. Crocodiles too.

EXPLORING TULUM

The most beautiful archaeological site      of the   It means fortified wall in Mayan and it is the only walled city along the coast built to defend itself against attacks. The city was still inhabited during the first year of the Spanish colonization, but abandoned at the end of the 16th century and discovered again in 1842. The Maya called Tulum Zama, Dawn, because of its geographic location facing the sea and the commanding views of the rising sun.  The Riviera Maya in Mexico, our southern neighbor, is a safe haven for tourists. The Mayan coast stretches along the Caribbean Sea from Puerto Morelas to Punta Allen and claims 125 miles of coastline, cultural riches, luxe hotels, pristine beaches, marine life, caves, cenotes and archaeological sites. It's Mesoamerican Reef System stretches from Quintana Roo all the way to Honduras and is one of the largest barrier reefs in the Northern Hemisphere. The beautiful House of Chultun was home to an influential person; it has a two columned portico at the entrance and an inner sanctum with a small altar. At another site, a fortified wall used as defense, outlined the three sides of the town, west, north and south (the sea was to the east). In the distance you can see Nohoch Mul, whose pyramid is the tallest in the Yucatan measuring 138 feet. The staircases leading to the various temples looked daunting, but it was well worth the trek. El Castillo is the most significant building in Tulum. It is a single-structured building containing an altar and overlooking the sea -- a spectacular spot that made a powerful impression on the invaders in the 16th century.

The Train Is Coming!

A high-speed train has been proposed for the Yucatan Peninsula, with the second phase connecting Cancun to Tulum.  Mexico's new President, Enrique Pena Nieto, presented the Merida-Punta Venado Trans-Peninsular Train project, to be built under a concession or public-private partnership.  It is a key priority, emphasizing his commitment to improved infrastructure.  The train will use existing tracks that will be modernized.  The project will enable passenger travel as well as facilitate trade and shipping of merchandise from Yucatan to Quintana Roo.  A modern, diesel-powered train, carrying up to 400 passengers and traveling at 100-110 miles per hour, will be used for the routes.  The high-speed line will also connect tourists to the region's most significant Maya sites and travel times will be coordinated with the arrival of cruise ships.

Bahia Principe, The Perfect Place To Stay Active and Age-In-Place

http://www.ideal-living.com/whale-sharks-mayan-ruins/

Pueblo Profile...AKUMAL in the Mayan language means "Land of turtles" and it is still one of the favorite places for these marine animals to spawn.

Akumal is a small town between Playa del Carmen and Tulum on the Yucatan Peninsula of Mexico. In the heart of the Riviera Maya just 37 km from Playa del Carmen and just one hour south of Cancun, Akumal is one of the best places to visit in the Mexican Caribbean for its great variety of beautiful beaches and tourist services.
Akumal is one of the most peaceful places in the Riviera Maya: one protected shallow bay with a secluded beach and a nearby reef.
However, what makes Akumal charming and fascinating for tourists from around the world, is its spectacular bay with clear waters and underground rivers known as Cenotes.
We are proud to be a part of the Akumal Turtle Watch program through the CEA (Akumal Ecological Center) and help in protecting the nests and the young turtles that hatch later in the season.

May through November is turtle nesting season for the two main species, Loggerhead and Green, and Akumal is a major nesting site. The CEA offers nightly turtle walks during nesting season.
